10 Easy Proven Steps


Step 1 - Budget Planning & Financing




The first step in the process is to get qualified with a lender for a construction to permanent loan. Dreams U Build has a successful track record helping owners build their own houses, and we work closely with you to help you produce a professionally constructed, high quality home. So our lenders are much more willing to finance constructions loans for your project when you team with us. It is quite possible, due to the degree of equity on your project, to secure a loan with 100% financing! Credit scores and loan-to-value (LTV) ratios play a significant part in this. It is important to know the amount you are pre-approved for. For more information check out our budget planning and financing resources.

Step 2 - Land Review and or Purchase

After you have been pre-approved, Dreams U Build land acquisition experts can work with you to find the land you want or can review your existing property, to ensure compatibility with your project. Our land experts are not realtors. They are acquisition experts and experienced in property development to help you quickly find the right property which best fit your dream home.

You have your financing approved and selected your land, now you are ready to finalize your custom home design.

Step 3 - Request Preliminary Drawing Plans (Drawings, Options and Color Selections)

We will submit your design to the manufacture to generate your preliminary plans.

Step 4 – Sign Home Purchase Agreement

Step 5 - Request Final Permit Drawings

Final construction blue prints of your custom home are required when filing for a building permit. The final permit drawings are requested after the preliminary drawings have been reviewed and approved.

Step 6 - Sign off Final Permit Drawings

Approve your final permit drawings. Your now can apply for your building permit. If you have purchased your land you also can begin site preparation; and once your building permit has been obtained, complete your foundation.

Step 7 - Complete Delivery Schedule

To schedule delivery of your modular home a form is completed outlining all site preparations tasks.

Step 8 - Complete Production Release Forms

10% of the Modular Home cost is require for the factory to initiate “production release” of your house. Please note that these funds are part of your construction loan. Our lenders realize modular manufacturers require a 10% start production deposit. These funds will be a scheduled release when you settle on your construction loan.

Step 9 - Provide C.O.D. Payment Acceptance Form

The lender agrees to pay for your modular units upon delivery.

Step 10 - Complete your on-site projects

Using Dreams U Build preferred subcontractors, or those you have selected, complete your custom home.
